If the floors are hardwood, refinish them. Rugs are also a great way to freshen up the space. Cabinetry hardware and light fixtures can be very dating, so replace them with something more modern. A fresh coat of paint goes a long way, as well. What updates have the best returns on investment? Kitchens and bathroom, as we mentioned. Landscaping is also important; keep the property well-manicured. Another key aspect of the home that not many people think of are front entry doors. When potential buyers cross the threshold, it's the first thing they'll notice, feel and, possibly, hear. An entry door that is inviting and solidly hung puts them in a positive frame of mind. When staging a home, what items should have the greatest focus? Custom furniture that matches the style of the home and fits well into the space is crucial. Furniture appearance and placement affect the entire flow when a prospective buyer does a walk-through. Rugs and window treatments also deserve to be chosen with great consideration and care, because they are negotiable for purchase in the sales agreement. Is gray still a hot paint color? Do you have any color preferences you particularly enjoy? Gray has staying power, because it will always be the in between of black and white! It is a nice neutral to use for a home showing, however, be careful that you're getting the right shade. What works for someone else's home won't necessarily work for yours, as the natural light differs. My favorite neutral is Olympus White by Sherwin-Williams. What boosts your mood when you walk into a house? A clean organized environment; cleared countertops; an empty sink; the peaceful smell of sage and lavender; furniture that balances the square footage; a comfortable temperature; artwork that inspires me—and a well-behaved dog!
